September 2013, DALLAS- Few developer/designer duos can boast the ongoing success and national recognition that Moore Design Group and Bristol Development Group together have achieved. A boutique hotel in Las Vegas inspired the winning design concept for ICON. Taking inspiration from several elements within the space, Hager put her own MDG spin on the design and created a motif that was hip, trendy, elegant and luxurious but not over the top. “Bristol Development truly has vision,” Hager said. “My passion for design is heightened when working with Bristol. As a development group they are forward thinking, allowing me to be creative as a designer. It’s a win-win relationship for all of us.”

Also in Nashville, Velocity in The Gulch is a multifamily development aimed at young professionals seeking an affordable urban lifestyle. Located in a thriving pedestrian district, Velocity has been recognized on a worldwide stage as a model for progressive city living. The design places heavy emphasis on connectivity and personifies a youthful flair, an out-of-the-box motif for which MDG has won Dallas Design Ovation, Texas Legacy of Design and Pillars of the Industry awards.

Bell Historic apartment community in Franklin, Tenn. proved to be another successful venture in the already well-oiled machine of MDG and Bristol. Completed in fall of 2012, it was the first multifamily property built in the area in more than 30 years. The exterior and interior designs of the property jive with the original features and architectural elements of the history-rich Factory at Franklin.

Staying true to her commitment of being a “vision keeper,” Hager continues her work with Bristol on their most recent prestigious project. Offering “modern flair interwoven with classic design,” Tapestry Brentwood Town Center in Brentwood, Tenn. is the city’s first high-density housing development. Scheduled for completion in spring 2014, the property will bring more than 600 residents to an area where few upscale multifamily housing options currently exist.

The dynamic developer/designer duo is not limited to the confines of Tennessee and has completed projects across the nation, including Alabama, Virginia, Texas and Florida. The Solara apartments are the newest luxury multifamily community in Sanford, Fla., opening this October and offering uncommon amenities and upscale, trendy designs.

MOORE DESIGN GROUP HITS A ‘TRIFECTA’ IN FORM, FUNCTION AND STYLE FOR PRESIDENT OF MORTGAGE GIANT SUPREME LENDING

AUGUST 2013, DALLAS- Moore Design Group’s award-winning creations embody the concept that design is not just a job or a project; it is a lifestyle. Stephanie Moore Hager, owner and principle of Moore Design Group met Scott Everett, president of mortgage giant Supreme Lending just three years ago and life, as they say, has never been the same. Each is the hallmark of entrepreneurial success in their industry; Moore as one of the nation’s leading interior designers and Everett as president and founder of one of the top 100 mortgage companies in the U.S.

Everett presented MDG their first design challenge when he engaged them to revitalize his corporate headquarters in Addison, Texas. The challenge came in the form of a 40,000-sf office space in a building that had been vacant for two years.

“I knew that in order to properly brand Supreme Lending, we needed a ‘special’ look and feel that was dramatically different from any other mortgage company,” Everett said. “We interviewed Stephanie and her magnanimous personality and flare for a dramatic presence were exactly what we wanted.”

Understanding the client’s taste, MDG discussed the essence of color and streamlined the atmosphere to be modern, yet warm and inviting. Today visitors are greeted by tasteful and sophisticated décor mirroring the professionalism that reflects why both Stephanie Moore Hager and Scott Everett have risen to the top of their industries.

Challenges number two and three came as Everett engaged MDG to renovate both his 8,000-sf residence in Dallas and his 6,000-sf lake home in Laconia, N.H. “Stephanie resisted, but I was relentless and finally got her to acquiesce, and she did such an amazing job,” Everett said. “I have never had anyone that came into the house and didn’t say it was the nicest house they have ever been in.”

The modern design of Everett’s Dallas home is dramatic and unconventional, featuring artwork, textiles and lighting all custom-designed for the space. Along with Vetro founder David Gappa, Hager co-designed a signature chandelier to be the focal point of the grand entryway. The hand blown glass droplets mimic the serenity of a rain shower and the amber, ruby and sapphire hues add a warm opulence. The décor unfolds in a seamless assemblage, every element bearing an architectural imperative.

In addition to designing a chef’s kitchen, a contemporary home theater, a masculine master retreat and a luxurious and vibrant indoor/outdoor living space, Hager also personalized space for Everett’s daughter creating a pretty, feminine bedroom complete with a pink chandelier and separate play room with a tea table and ballet barre.

“Working with clients who realized that you have listened to them is tantamount to starting a working relationship. Defining the client’s vision sets our projects in motion and allows them to fully understand what their finished project will look like, thus providing trust and peace of mind throughout the process,” Hager said. “Although I spend more of my time on multi-family and commercial development, you rise to the occasion, whether it is a 10-acre multifamily property, a 40,000-sf office or an 8,000-sf home.”

For Everett, who admits that he previously had little interest in the design of an office or home, something happened along the way that transformed his attitude. With a new appreciation and admiration for the level of detail that Hager provided, he again engaged her in another design project, this time his private retreat in New Hampshire.

“After the third project, I noticed that things I once didn’t care about became important – like matching towels in the bathroom, or chair covers that all have a design, or book ends that complement the carpet or the other thousand things I can think of,” Everett said. “What began as a design project literally changed into a lifestyle. She has changed who I am and how I look at the world and to me that is the most powerful statement you could ever make about someone.”

Hager believes that a relationship is successful when there are shared expectations that are fulfilled, and her passion for design continues to inspire her clients and friends. With future expansion imminent, Hager and Everett continue to move in the same direction and work toward the same goals, all the while affording Hager the opportunity to be innovative, creative and masterful at what she loves to do.

INSPIRATIONAL MOTIFS EARN MOORE DESIGN GROUP SIX AWARDS AT 2013 ASID DALLAS DESIGN OVATION CEREMONY

JULY 2013, DALLAS- For interior design firm Moore Design Group, six is the lucky number. Six designers who share a collaborative spirit created six distinguished designs that won six awards at the 2013 Dallas Design Ovation Awards Ceremony this year.

The American Society of Interior Designers (ASID) hosted the annual Dallas Design Ovation Awards Ceremony to recognize the finest achievements in interior design, architecture and special contributions to the community. A jury of industry professionals reviewed hundreds of entries submitted by ASID chapter members and selected winners in more than 30 categories.

A consistent recipient of interior design accolades, the esteemed design team headed by Stephanie Moore Hager is known for implementing luxury interiors through their distinctive contemporary motifs, creative use of color and custom artwork.

“It is exciting to see Moore Design Group recognized in so many categories. Their work is absolutely wonderful and their unique brand of urban design is fresh and inviting,” said Kimberly Barrow, Co-Chair of the Design Ovation Awards Ceremony. “Their designs are clearly an extension of how beautifully the team blends together as is evidenced by the number of awards they received.”

MDG took home the top two awards in the Commercial Multi-Family category, winning first place for the Miramont at Ridgegate in Lone Tree, CO and second place for the Zang Triangle in Dallas’ Oak Cliff neighborhood.

The striking design of the Miramont at Ridgegate offers a level of detail synonymous with luxury living. The community fuses the ease of mountain living with a sophisticated appeal of warm elements, natural hues and clean lines. Moore and her team blended their design philosophy with the client’s needs to achieve the intimate beauty of the library and reading room, which invites residents into a cozy sanctuary that captures the spirit of Colorado.

MDG’s cosmopolitan design of the Zang Triangle emerged from the vision to create a warm, modern oasis where residents would enjoy socializing and relaxing. The eclectic space boasts a seamless fusion of structure, décor and crisply tailored elements that are not trendy or over the top, demonstrating a true understanding for scale, rightness of space and proportion.

Four of the Design Ovation awards that MDG received were recognizing the design of the 8,000-sf Dallas residence of Supreme Lending President Scott Everett. Moore and her interior design team created a vivid and unconventional home with many pieces custom-made for the space.

Taking second place in the category for One Unique Space was the foyer of the Everett residence. The grand entryway into the home features custom commissioned art and a richly hued, hand blown glass chandelier which Moore co-designed. The opulent details – from the patterned limestone floor, to the Mottle Anigre wood handrail from East Africa, to the radius wall of stacked natural ledge stone – transform the space into a luxurious and modern “welcome home.”

 

The home’s extraordinary outdoor living space, which serves as a harmonious extension of the indoor living area, won second place in Residential Outdoor. Moore and her team executed a seamless transition from the indoors to the outside using a Nana door designed for the large glass openings. Complete with carefully selected performance textiles, the outdoor entertaining area provided the client with a space perfect for cooking, dining, watching television or relaxing by the pool.

The space MDG designed for Everett’s five-year-old daughter received second place for Residential Child’s Room. The pretty, feminine bedroom – complete with an adjoining play room with a pink chandelier, a table for tea parties and a ballet barre – features a ceiling with 800 fiber optic lights for indoor star gazing.

MDG’s design of the Media Room in the Everett residence also received an honorable mention. The contemporary home theater was elegantly designed with carefully selected leather paneled walls to enhance the acoustics of the space.

MOORE DESIGN GROUP AND LANG PARTNERS SUCCESSFUL COLLABORATION OF DALLAS’ ZANG TRIANGLE LAUNCHES MULTIPLE VENTURES FOR THIS DYNAMIC DUO

JUNE 2013, DALLAS- Moore Design Group, a highly recognized leader in the interior design industry, along with a young burgeoning multifamily development company, Lang Partners, LLC., is reshaping the dynamics of design to create quality urban residential properties that exceed changing consumer expectations in highly occupied and growing markets.

The award-winning design team continues to build upon its previous success with Lang Partners, LLC., which focuses primarily on high-density urban infill properties. Together, they are answering the increased demand for the urban pedestrian lifestyle by developing communities situated in the middle of the city’s major employment centers, public transportation and retail centers; a niche market dominated by the distinctive design style of Stephanie Moore-Hager and her team.

We didn’t want to be the same; that meant making sure the residents don’t have to compromise something for another experience. ”

Indeed, the property has earned remarkable recognition from its peers and the design community. Last month, Moore Design Group received the 2nd place award for the Commercial-Multifamily category at the 2013 ASID Dallas Design Ovation Awards for the

Zang Triangle. The property was also featured in the February issue of Builder and Developer Magazine. In 2012 the Zang Triangle was chosen as a finalist for Best Midrise Apartment at NAHB’s Multifamily Pillars of Industry Awards.

Ron Harwick, AIA, CSI of JHP Architecture, who has worked with Moore on many esteemed projects, referred Moore Design Group to John Ausburn of the Lang Partners in 2009. The partnership began with the development of the Zang Triangle and has since evolved into a successful symbiotic relationship. The remarkable custom tree sculpture in the lobby stands as a perfect example of an architect collaborating with an interior designer to create something original and spectacular.

For Fort Worth residents The Lancaster, a 253-unit community installed in May 2013, characterizes the ideal location of an urban design style guaranteed to attract the erudite individual.  Meticulously designed with clean lines, warm tones and richly hued fabrics, Moore’s design team created a modern space filled with light that connects The Lancaster to its vibrant surroundings in the Arts District. Sustainable woods, customized wall coverings and a commissioned conference table by a local artist complete the refined contemporary palette. The lobby features a unique sustainable lighting sculpture from Aqua Creations’ ‘Jewel Collection’ that adds intrigue and whimsy. The movement of the suspended kinetic mobiles creates an elegant, theatrical environment.

Not limited to developing properties in Texas, Lang Partners and Moore Design Group also teamed up on the Park Avenue Lofts. The 258-unit multifamily residential project in Little Rock, Arkansas was installed in March 2013. Unlike anything Little Rock has experienced before, Park Avenue features luxurious amenities and offers unparalleled access to a flourishing collection of eateries, shops and offices. The design evokes a distinct energy and contrasting pieces bring a level of nature and the outdoors into the modern space.

Currently in the preliminary stages of development is Lang Partners’ fourth project, The District Lofts. The developer has cleared a 6-acre site at Maple Avenue and Butler Street, just blocks from the city’s thriving medical district. Construction on this 342-unit multifamily residential project began last month and apartments will be available for rent in late 2014. In recent years the former industrial neighborhood has seen a $500 million Love Field airport expansion, the addition of the DART rail and $2.5 billion in medical construction projects. MOORE DESIGN GROUP PARTNERS WITH PROMINENT HOUSTON DEVELOPER ON THREE MULTIFAMILY PROJECTS

APRIL 2013, DALLAS- Notable interior design firm, Moore Design Group, is embarking on an impressive enterprise with Martin Fein Interests, Ltd., one of Houston’s premier multifamily development firms. In an unprecedented effort, three projects will be built simultaneously on 10-acres of prime real estate inside the 610 Loop, merging three types of high-end multifamily products on a single high-density urban site. Vertical construction at the West Alabama and Las Palmas site began last month and is scheduled to be available for occupancy in fall of 2014.

The award- winning team will partner with Dallas-based real estate company Alamo Manhattan Inc. in the development of two urban apartment communities in the uptown and downtown area.

Monaco, located at 3003 Carlisle Street, is a six-story apartment building that includes two interior courtyards and a pedestrian bridge connecting the community to the popular Katy Trail. The property, which features 192 residential units above a three-floor parking garage, is scheduled to open in the fourth quarter of 2013.

MDG’s interior design team will blend Monaco’s Mediterranean-themed architecture with demographic elements that appeal to potential residents with an active lifestyle who value wellness, fitness and the outdoors. The overall atmosphere of the community appeals to young professionals who work hard, play hard and value exclusivity.

Stephanie Moore, MDG’s founding principal, has directed the design with neutral hues, earthy materials and a complementary furnishing scheme, creating spaces that have ease of function with open and flowing elements. The first apartments will be available for rental in early 2014.

Moore and her team created continuity in the design, which unites the pool deck outside with the amenity area and almost allows the residents to “live outdoors” and enjoy the downtown skyline. The design of Cityscape gives nod to the location in the trendy neighborhood of hip restaurants, cocktail bars, art galleries and sports venues and assumes much entertaining. The plan works for large events as well as small gatherings, while a VIP lounge for residents offers exclusivity to the space.

“We had to bring a degree of softness and warmth to the spaces while maintaining the integrity of the space and volume,” Moore said. “We have stayed within a limited color palette of grays, whites and chocolates and of course that one inspiring contrast color

throughout the space is a lovely Tangerine and a hint of Azure to complement.”

“We avoid anything overly decorative; we mix modern furniture with contemporary accents while being sympathetic to the overall ethos of restraint and refinement.” Moore continued.

For the Cityscape property, MDG will partner not only with Alamo-Manhattan Inc., which focuses on urban infill apartment development but also with Hunt Companies, Inc., a leading national real estate company.

During a period of economic instability and uncertainty for the majority of architecture and interior design firms around the U.S., Moore Design Group experienced one of its most successful years ever.

In October Moore Design Group won Best Interior Merchandising at a Multifamily Community in the 2010 Pillars of the Industry Awards. The firm was honored for ICON in the Gulch, a project developed by Bristol Development Group and Marketstreet Equities Co. in Nashville, Tennessee. The Pillars awards program was introduced by the National Association of Home Builders [NAHB.org] in 1991. It recognizes excellence in apartment and condominium development, design, marketing and management, and is considered the industry’s most prestigious honor. Moore Design Group has been honored as Pillars award finalists and winners in recent years.

ICON in the Gulch

The firm’s superior work on ICON in the Gulch proved beneficial earlier in 2010 as well. In August ICON in the Gulch garnered Moore Design Group a 2010 Legacy of Design Merit Award. Legacy of Design is the annual competition recognizing the finest interior design achievements within the Texas Chapter of the American Society of Interior Designers [ASID.org], the largest of the organization’s 48 chapters. This win adds to several previous Legacy of Design awards the firm has received for excellence in both the commercial and residential sectors.

Supreme Lending

In July Multi-Housing  News magazine  [MHNews],  the industry’s  leading source of information and analysis, capitalized on Moore Design Group’s expertise when they published an article titled “Get Your ‘A’ Game On” by founding principal, Stephanie Moore, in which she shares advice on how properties can remain competitive and profitable by paying attention to cosmetic improvements and lifestyle trends. In a December article on sustainability, MHNews highlighted The Voyager at the Space Center, one of the firm’s recent projects in Nassau Bay, Texas, with developer Martin Fein Interests, Ltd., and presented a project image on the issue’s cover. The reporting complements the influential trade magazine’s  recognition  of  the  firm  in  July  2009  when  they  wrote  a feature on ICON in the Gulch, making one of many striking project photographs the magazine’s front cover.

Building upon the momentum generated in 2010, which also included Stephanie Moore being named as one of the Best Interior Designers in Dallas by D Home magazine, Moore Design Group’s first months of 2011 have been extremely active. After completing the 40,000-sf corporate headquarters for Supreme Lending in Addison, Texas, founder Scott Everett secured the firm to complete his 8,000-sf Dallas residence.

Opposites may spark an initial blaze of passion, but partners who share a compatible vision are not only capable of sustaining the sizzle, but of fueling the flames for a smoldering business relationship as well. When Geoff Hager and Stephanie Moore Hager spoke their marriage vows   eight   years   ago,   they   promised   to support one another in good times and in bad. Thanks to collaborations of their talents, the couple is most definitely enjoying the former.

Stephanie Moore Hager, founding principal of the Dallas-based interior design firm Moore Design Group, specializes in creating vibrant spaces within multifamily living communities all over  North  America.  Geoff,  a  Renaissance man who is as comfortable drawing technically demanding architectural renderings as he is showing his expressive works of two- and three-dimensional fine art at galleries, enhances her firm’s interiors by articulating one-of-kind, site-specific pieces that go way beyond the conventional posters, prints, and giclées commonly reserved for developments with tight budgets. Together, they impress demanding developers with atypical  interiors  that attract  tenants  aspiring to enhanced lifestyles.

As in their personal relationship, the success of their professional relationship  is based on a mutual respect  and understanding.  Though they wake up next to each other in the morning, Stephanie is careful to treat Geoff just like a regular vendor. Likewise, when he has been commissioned to produce a series of pieces for one of Stephanie’s projects,  Geoff  considers  Stephanie  just another  client  with demands and deadlines. Her firm does enlist other artists and craftsmen, but she admits that working with Geoff is often easier – not only because they know each other so well, but also because of his comprehensive understanding of the building process, his extensive background in architectural illustration, and his dependable organizational skills.

Commercial interior design and art created for public venues are each a delicate balance of creativity and business.  Intertwined  with  the  more imaginative component  of conceptualizing and design development  is the restrictive  reality of schedules, budgets, construction and deadlines. Both Stephanie and Geoff are fortunate to posses the creativity  to  visualize  and  the  left-brained skills to make their imaginations reality.

As any driven designer does, Stephanie practices a standardized method  for getting  the best out of her vendor  relationships,  and with Geoff she’s no different. A project collaboration evolves like this…

The  two  do  not  even  start  talking  about  art  until  the  construction drawings and specifications are complete and the furniture and finishes selected. At this point Stephanie provides Geoff with floor plans, elevations, mood boards full of inspiring images and materials, and architectural renderings. As he frequently produces the latter, he is often intimately familiar with the project from the start. These renderings are actually part of the comprehensive package that Moore Design Group presents to the developers in the beginning in order to receive the go- ahead. As she never wants her clients to be surprised by the end result, Stephanie  is meticulous  about  presenting  a  clear  vision  of  what  the project will ultimately look like.

Carefully evaluating proportion, scale and dimension, together the two determine  which  interior  spaces  to  punctuate  with  Geoff’s  work  to provide  the  most  impact.  After  a deadline  is determined  as per  the overall project schedule, he comes back with studies – in both sketch and model form – and, as equally important, pricing. Just as Stephanie must  do for the  overall  project,  Geoff  contacts  his set  of vendors  to

estimate the costs associated with bringing his ideas to fruition. He not only  must  consider  materials  – such  as  metal,  wood,  fabric,  canvas, paint, adhesives, etc. – and services – such as welding, metal cutting, installation, etc. – but also the durability of those materials and what is involved in their fabrication. Geoff’s challenge, of course, is to make the collection  of work similar enough to harmonize  but diverse enough as not to appear as if created by only one artist.

Once the pair tweaks  the ideas for the pieces, Geoff’s meticulous, high- quality production process begins, melding his artistic and business skills. Because the artwork comes off the truck concurrently with the furniture and furnishings, he must very carefully take into account his scheduling  milestones.  Steps  – such as    p r o c u r i n g ,    c u r i n g ,    s o a k i n g , forming, welding, stretching, painting, drying, sanding, finishing, etc. – are planned to sync with the overall installation schedule.

A great deal of thought  is put into the entire process to make the art unique to the project, to make it long-lasting and, as equally critical, to make it ready on time. Every aspect is fine tuned and thought out to the nth degree. The collaboration’s seamlessness does not just happen – Stephanie and Geoff facilitate it this way. They are admittedly their own worst  critics,  a  crucial  trait  as  they  must  take  care  to  satisfy  their extremely demanding clients – i.e., the owners and developers of multi- million dollar multifamily communities.

As a result, clients love them because they consistently exceed expectations, producing environments that people want to live in. Their projects come across so stunningly high-end that clients are often shocked. Even though Stephanie and her firm are very careful to portray an accurate picture of the project from the beginning, there is always a “wow” factor when the clients actually see the final product in person. Says Stephanie, “Whether leasing or buying, I want to create a culture and space that suggests the dollar value that tenants and owners are paying.”

Just a few of past collaborations between this dynamic duo include: Ridgeview in Austin, TX; Nexus in Portland, OR; The Depot in Fort Worth, TX; Bristol on Union in Memphis, TN; Bristol at Southside in Birmingham, AL; Marquis at West Village & Marquis on McKinney in Dallas, TX.

This husband and wife team is most pleased with their latest collaboration:  ICON in the Gulch in Nashville, TN [iconinthegulch.net]. Though the furniture, furnishings and art were just installed in the main public  areas  this  summer,  for  this  project  Moore  Design  Group  has already twice been recognized by the National Association of Home Builders  [NAHB]  as  a  finalist  in  their  prestigious  Pillars  of  the  Industry Awards and has twice received awards presented by the Texas Chapter and Dallas Design Community of the American Society of Interior Designers [ASID], of which Stephanie is a member.

Vigilantly staying within budget, Stephanie and her design team fulfilled their goal of elevating the  inhabitants’  experience  by  infusing  the m u l t i f a m i l y    p o r t i o n    o f    t h i s    m i x e d – u s e development with striking details such as barrel vaulted ceilings, columns enriched with architectural reveals, heroically scaled lighting elements,  back-lit  honey  onyx  framing  the main lobby elevators, and many custom seating and cabinetry pieces throughout the interior spaces. Geoff then added to the project’s  distinctiveness  with installations  such as:

“The Beginning” (Lobby wall) – An oversized (25’h  X  13’w)  acrylic  painting  on  16  birch panels applied with 5,800 four-inch hand-cut fabric squares. [Each piece of fabric was dipped, wrung-out and dried before it was applied.]

“Timber Sections” (Lobby hallway) – 14 section- cuts ranging from 12”- to 35”-diameter of five species of trees (pecan, boisd’arc, elm, cedar, and oak). [Each  section  cut was cured  for a year in Geoff’s studio.]

“Cities View” (Leasing office) – A 60” x 48” acrylic on canvas portraying an image of modernist, urban landscape.

“Multiple   Eminence”   (near  arched  door  of  Lobby)  –  6  pillar-like sculptures constructed in steel, foam, plaster, epoxy and acrylic paint in 6’, 7’ and 9’ pairs.

“Widespread Sphere” (Elevator hallway) – A looped wall sculpture constructed in laminated birch milled on a computerized CNC machine and painted with acrylic and polyurethane.

“Urban Oracle” (Lobby) – A 36” x 156” triptych canvas painted with an abstract urban pattern.

What started out years ago as one painting to solve the problem of a restrictive budget for a particular project has now grown into a proven system for producing high-impact multifamily environments. Geoff’s commissioned  art  helps  to  create  exceptional  experiences  for  both visitors and inhabitants,  and people are pleased to be able to live in and afford such an environment. Combined with Stephanie’s interiors, lobbies look like galleries and museums.  In fact, on the ICON project, Geoff plans on having a local installer place descriptive placards beside the pieces to enhance this very feeling.

These self-proclaimed  “vision keepers” share the philosophy of “I can’t not do great work just because it’s a small project or a project with a small budget.” And though her firm’s work is stunning, Stephanie is used to  people  noticing  Geoff’s  art  first  and  its  surroundings  second.  His triumph is her triumph, and compliments on the quality of his art throws just as much of the limelight onto her. As she rightly points out: “I deserve the credit for hiring the right vendor.”

VELOCITY HAS CAPTURED THE ATTENTION OF INTERNATIONAL URBAN PLANNERS, ARCHITECTS AND CITY OFFICIALS FOR ITS ROLE IN REVITALIZING NASHVILLE, TENNESSEE’S THE GULCH.

Velocity, a Bristol Development Group project involving DFW-based interior design firm Moore Design Group, has captured the attention of international urban planners, architects and city officials for its role in revitalizing Nashville, Tennessee’s The Gulch. The modern mixed-use development will be recognized at the 46th International Making Cities Livable (IMCL) Conference, which will be held next week from June 1-5, 2008 in Sante Fe, New Mexico.

Velocity is a joint venture between Marketstreet Enterprises and Bristol Development Group—the team also behind the development of ICON in The Gulch, another innovative multifamily development for which Moore Design Group has already won several awards.

Velocity has been selected to exhibit at the prestigious conference for helping transform The Gulch, a former industrial area and brownfield, into a thriving pedestrian district. For over 20 years IMCL has annually identified projects like Velocity that best utilize innovative designs to promote walkable and livable urban neighborhoods.

“It’s an absolute honor to have Velocity recognized on a worldwide stage,” said Charles Carlisle, CEO of Bristol Development Group. “We believe The Gulch is becoming one of the emerging urban neighborhoods in the country and we are proud our developments have contributed to its growth. Set for completion in 2009, the 264-unit Velocity will feature 21,000 square feet of retail space  housing  outdoor  cafes  and  street  level  retailers.  The  design  places  heavy emphasis on walkability and connectivity, featuring deep sidewalks, public plazas and courtyards to create a vibrant and bustling pedestrian neighborhood. Also, in the construction of Velocity, Bristol Development Group is using “green materials” such as flooring constructed from 50% recycled material and plumbing fixtures that offer 50% reduced  consumption.  With prices  that stated  in the  $100,000s,  the  development  is aimed at young professionals seeking an affordable urban lifestyle.

The IMCL Conferences are held twice a year, one in the United States and one in Europe, for city officials and practitioners and scholars in various fields, including architecture, urban design and planning and urban affairs. In efforts to create better man-made environments across the world, attendees collaborate to share their expertise, ideas and concerns with issues ranging from balanced transportation planning to community participation, from historic preservation to new ecological housing and development plans. Projects selected for the conference must be 3-6 story mixed-use design that includes residential space.

Interior Innovation in Nashville’s Trendy Gulch District

Icon-In-The-Gulch-041(Nashville, TN) – Dallas-based design firm Moore Design Group is creating leading-edge interiors for the Icon in the Gulch, the stunning 22-story mixed use development under construction in Nashville’s Gulch, the former railyard and warehouse district being transformed into a hip new urban neighborhood.

Although not scheduled for completion until late 2007, Icon has realized unprecedented success.  Unparalleled in the history of Nashville real estate, all 217 initial release units sold in less than 48 hours, representing over $67 million in real estate sales.
Originality has marked the marvel at the Icon.  The condominium and retail project’s success has received much press and rave reviews with specific industry applause for Moore Design Group’s innovative sales center that features a ground-breaking, full-scale model condominium.

The opening of The Bristol on Union, a new multi-family low-rise located at 1177 Union Avenue in Midtown Memphis, boasts a spectacular interior design from award-winning interior design firm Moore Design Group.

The building’s interior includes a Clubhouse Lobby and Entertainment Area (including an Internet Café, Billiard Area and Sports Bar) and Health Club (including a Movement Studio, Fitness Center and Massage Room).

Moore Design Group’s outstanding interiors reflect the commitment of developer Bristol Development Group to provide an upscale residential experience in the Central Business Improvement District (encompassing both Downtown Memphis and the Medical District). Prospective residents include executives and medical professionals.

THE PUBLIC SPACES
From the moment residents enter the Clubhouse Lobby at The Bristol on Union, they will immediately notice a blend of modern and traditional, a signature look of Moore Design Group. The look displays warm modernism adapted to today’s new functions.

The design includes rich materials, texture, custom fixtures, and fabrications.
Unusual textures exemplify the trademark signature design of Moore Design Group, and the approach is in evidence in the Bristol on Union interiors. A wide variety of tactile surfaces delights the eye and creates the stimulus for touch.

CLUBHOUSE LOBBY
As residents and guests approach the Clubhouse Lobby entrance, they are pulled into the space by landscape floor lights, forming a bridge between the exterior and interior. This allows residents to anticipate the amenities that await inside.

A focal point of the Clubhouse Lobby is a dramatic 20-foot tall architectural element, including steel-framed double doors. Moore is known for moving spaces away from “flat walls,” and she does so with the spectacular 3-D design which forms a vivid frame for the entrance to the Entertainment Area.

Future and current residents can obtain information and receive assistance at the custom-designed and fabricated Leasing and Concierge Desk. A custom wall behind the Leasing and Concierge Desk is intricately detailed with ebony channels using rift-cut stained maple. The Clubhouse Lobby is marked with tall ceilings and dramatic suspended nickel-finish lighting fixtures.

All of these elements accentuate luxury and showcase the designer’s distinct sense of space and scale.

ENTERTAINMENT AREA
Internet Café, Kitchen Bar, TV Area, Billiards. Social Activities
In the Entertainment Area, the Internet Café and Kitchen Bar provide computers in a convivial atmosphere, with a warm and exciting color palette which encourages social interchange while evoking energy. In a playful post-modern creation, form and function unite in chairs which reflect the late 20th Century Craft revival style.

Residents can enjoy a friendly game of billiards or relax in front of a flat-screen TV. The Sports Bar-atmosphere will encourage resident interaction.

FITNESS AREA
Movement Studio, Fitness Studio, Massage Room
A Green Approach
In the Movement Studio, Moore Design Group matched residents’ expectations with the developer’s interest in a “green” approach. ”People crave personal space that is calm and serene with a no-fuss color palette,” said Moore. “We were able to combine that desire with an environmentally friendly approach. The flooring material in the Movement Studio and Massage Room is cork – taken from the bark of a cork oak tree in a way that it does not harm the tree,” she added.

Moore prefers to work with materials which respect the environment and extended that interest to the Fitness Studio, where flooring is provided by a revolutionary process that takes an existing carpet at the end of its life, super-cleans it, re-texturizes it and re-patterns it. This process has reduced landfill waste in Europe and is just now being introduced in the U.S. The product is excellent for a fitness floor because it has superior wear with a shock absorber-like backing, reducing muscle fatigue and absorbing noise.

ARTWORK
The public space contains ten original pieces of art by renowned artist Geoff Hager. The pieces were commissioned specifically for the public spaces at the Bristol on Union.

Six of the pieces found in the Entry lobby reflect and complement the colors used throughout the design.

Another four pieces are commissioned illustrations of Elvis Presley installed in the Entertainment Area. Evocative of the Andy Warhol-style, the pieces pay silent homage to Memphis’ most famous son.

INDIVIDUAL RESIDENCES
In addition to the outstanding public spaces, Moore Design Group also applied its unique vision to the finish-out of the individual residences, including four separate floor plans.

HLR Architects, Inc. and Moore Design Group collaborated on architectural details in the units to make residents feel pampered the moment they walk into their homes. Depending on the unit design, interior features include such touches as gourmet kitchens with islands, kitchen pantries, 9- and 10- foot ceilings, ceiling fans, walk-in showers, his and her vanities, and French doors in select units.
